Before and during your repair
What to do before our repair visit
Make sure you or somebody over the age of 18 are at your property for the appointment. We will not come into your home if there are no adults present.
If the repair involves moving furniture, lifting carpets, or stripping wallpaper you should do this before we arrive. we recommend you move any personal belongings away from the work area, so they don’t get damaged.
If you have young children, you must make sure that they are kept away from from tools and machinery whilst we work in your home.
What happens during our repair visit
We will try to complete your repair on the day of the appointment. However, in some cases we may need to inspect a repair before we do any work to make sure we have the right fixtures, fittings and tools for the job.
If we cannot complete the repair on the day, we will arrange another appointment with you before we leave.
When carrying out repairs we will always:

Wear personal protective equipment (PPE)

Use dust sheets
-
Carry out work in a neat and tidy manner

Remove all waste from your home when the repair is complete

Be polite and courteous to you
We will not leave unfinished repair work unattended without letting you know first. If we must do this, we will make sure the work area is left safe.
Repairs tenants are responsible for
You are responsible for renewing or replacing the following items:
- Door locks, keys and fobs
- Door handles and latches
- Cupboard latches
- Decorating
- Shower hoses and spray heads, if they are not part of a fixed plumbing system
- Plugs and chains on sinks, wash basins and baths
- Internal doors
- Moulded trims around door frames
- Skirting boards, pelmets and curtain battens
- Shelving
- Coat rails and hooks
- Floor tiles and glazed wall tiles, except in kitchens and bathrooms
- Doorbells
- Broken windows and front / back door glass caused by accidental damage or without a crime reference number
We will replace these items if they are worn out due to fair wear and tear.

When we will charge tenants for repairs
You, your family members or pets, and any visitors to your home are responsible for any damage caused to your property. This can be damage caused accidently, deliberately or through neglect.
We aim to make sure that all tenants are aware of this, and it forms part of your tenancy agreement.
If we charge you for a repair, we will tell you in writing. If you do not agree with the charge, you should contact the officer who wrote to you to discuss it. If we decide that the charge is still payable, you can make a formal complaint.
